| My daughter and son-in-law have had an offer accepted on a house, and also have a mortgage offer, but it is conditional on his ILR coming through. He applied under SET(M) in January. We are hoping that his ILR will come through in time, but failing that does anybody know of mortgage providers or brokers who will offer a mortgage without ILR? I am prepared to act as guarantor if that will help. My daughter is a British citizen from birth, and both of them are in full-time permanent emplyment. |

most banks do
I got a mortgage with halifax with only 1 year left on my tier-1 visa. no mention of ILR. I was a single applicant.
alternatively, you can work with brokers who know all these details. search for 'alan hall mortgage' on google |

| Unfortunately in this case my son-in-law has no time left on his visa. He entered the country on a spouse visa, but was not allowed to apply for ILR until he was within 4 weeks of his visa expiring. It then takes UKBA up to 6 months, maybe more, to process the ILR application. |

| Serengetiuk: your son-in-law can get his ILR approved within 1 day using the Premium same day service. (as long as his case is straight forward and he meets all the requirements). |

Too late for that unfortunately. He applied through the settlement checking service in January. The only way he could now apply through the premium service is to cancel his previous application, wait for his documents to come back, pay another fee, and even then risk that his application will not be considered because his visa has expired. He would also be at risk of deportation for overstaying his visa. Catch 22 all round.

There are lenders offer Mortgage regardless of you have ILR. For example I have several offers with and without ILR.
I had an appointment at Glasgow PEO but to be turned away (separate thread in here) http://www.immigrationboards.com/viewtopic.php?p=630242&highlight=#630242
However it is you will still need your Passports to be validated by the lender. I'm told they do not accept photo copies. I'm desparately waiting to get my passports, but I've just started the waiting game...
This is the time for buyers and I'm happy to pump some money to the economy that is desperately needed by the HMRC. Will the UKBA recognise both my and HMRC's desperation?
My only advise for you is, get it done at a PEO well worth the extra money paid.
Have you tried approach the UKBA to get your case prioritised?
