British in Ireland

Hello i have a question about treaty rights in Ireland.
one of my british friend enjoying treaty rights from 6 months in Ireland (self employed) recently. he is waiting visa for non eu spouse and child's visa from 8 and half months. in the meantime one of his family member friend in uk wants to gift his house to my friend who is in Ireland enjoying free movement treaty rights.
my question is that, is it ok for my friend to go to uk for two days and receive a house in uk as a gift and do signature on registry paper etc.. he is planing to use surinder singh in future, does this effect if when he goes back to uk to use surinder singh for spouse and childs?
