Canadian wife settlement visa

Ok first off hi and thanks in advance for any help you can give.
Here is our story so far.
My wife came to England on a working holiday visa, then met me and we proceeded to get married, in 2006 she appied for her residence permit with indeffinate leave to remain, but 2 years ago we decided to move to canada, this was a mistake for us and for reasons i wont get in to we have decided to move back to England, the websites are a joke and the call centers are even worse, this is what we think we should be doing.
We are going to apply for a settlement visa which has replaced the spousal visa, and to do this we have to provide certain documents from my parents(who we will be staying with) proving that their house has so many bedrooms and we are allowed to stay etc, these include Deed to the house(proving its theirs) council tax bill(proving the number of rooms etc) but it doesnt state if these can be photocopies or if we need originals/certified copies.
I called the home office and they told me to call toronto, I call toronto and they dont have people on the phones and it just directs you to their website.
I am leaving in April and my wife will be following in June, but she want to apply now.
we have been married for 3 and a half years and were married in England.
Any help would be appreciated.
