Entry Clearanve Visa Refused

Hi
My wife applied from Karachi for entry clearance visa, the visa refused on silly ground that the property is not big enough to accommodate four people(my friend his wife me and my wife). I submitted council tax letter for type C property and tenancy agreement with the application but ECO either didn't check the documents properly or simply don't want to grant the visa..
She has right to appeal with in next 28 days..
The only other thing i can provide is another letter from local estate agency that house is big enough for four people..
I need some suggestion regarding that

It may be worth getting a property inspection done and a letter from the landlord confirming size and permission for your wife to join you.

There is no such thing as type C property. These bands do not give any indication whatsoever of the size of a property. The bands just give value of the house for council tax purposes.

eg

A house with 4 bedrooms in a cheaper area might still be in Band A.

A two bedroom house in an expensive area might be in band C, D, E or even higher.

How was ECO supposed to know whether your house has enough room to acommodate your wife. Best get in touch with your local council and ask them to carry to do property inspection. They will certify that the property is fit for x number people to live in. Council will charge a fee for this.

Thanks for the reply I talked to a hilingdon council before applying the case and they told me they don't offer any service like this they advice me to get in touch with local estate agent to get the inspection . I contacted the estate agent and after his visit he issued me a letter on his letter pad confirming the size of property is big enough for 4 adults. Unfortunately that letter along with my Other documents lost in post and next time when I sent document I didn't include that certificate.
Do u think if I can get that certificate again and submit it on my appeal it will be worth? Or I need some other paper to satisfy the need?

Brilliant.

So you knew you did not have the document, but you still felt the need to apply for visa without all documents.

You have no option but to appeal, and submit that paper.

I suggest you get some help filing appeal.

That document wasn't mandatory if I am not wrong the reason I had it done because that was an advice from a friend and the reason My wife didn't include with my application because of postal lost my tenancy agreement Is 32 pages long and include all kind of details about property I rent with diagram of rooms and their dimension so I thought (my mistake) that ECO can see it and make a decision but clearly he didn't go through it or he needs that particular paper to tick his check list
That's why I am here and asking the question which maybe doesn't make a sense for u I can see the sarcasm in your tone I don't blame u for this as nothing if free in this world if u can't charge any one at least you can make him feel how big and wise U r by writing few lines

Thanks for the advise again I will hire some solicitor to this "Dirty work"

If the document wasn't necessary then the ECO would not have refused application because of something that is not required.

In the application form you must have provided the details that others too live in the same house. So, actually that document was necessary. A 32 page rent agreement would not have helped ECO either. For the purpose of application, it is perfectly possible to include a shortend version of rent agreement. No matter how many maps you submit, eco is not an expert on reading house maps. All he wants is a letter from council or an estate agent certifying that house won't be overcrowded.

And now some straight stuff. It not about how big I am, it is about you doing a mistake and not including an important piece of paper. Visa refusal is a proof how important this piece of paper was. Even after refusal you insist and in your own words "that document wasn't mandatory".

Anyways, you know what to do now.

Just to extend this useless exchanges of mails I want to write here what I did include I submitted council tax letter clearly having the names of person living there and paying them,a 32 pages long tenancy agreement also have names of person renting the property that also include the numbers of bedroom their sizes dimensions plus a diagram
But nothing is matter now because the visa is not granted and failure is always an orphan
