Help with uk visit visa for girlfrind

I am trying to get a visit visa for my gf to come to the uk. I am uk national living in Thailand. I have no uk income or tax as I work here. My retired mother will sponsor her as she has considerable savings. We will travel together. I own a house in the uk and Thailand, mortgage free. I pay tax in Thailand and hold a business visa and work permit. I am looking for any advice, document lists, covering letters.

For a visit visa to succeed you need to satisfy a caseworker that the visitor will return home.

What ties does she have that can demonstrate this ?
(eg house, property, land, ongoing education, viable business & etc).
