Housing requirements for spouse visa

Dear all,

I would really appreciate your kind advice regarding the following:

I'm intending to apply for a spouse visa to my partner soon. I have rented a house from a friend of mine who owns the house (he's still paying its mortgage though). I was wondering what sort of contract form we need to use for the tenancy agreement? Are we ok to sign a commonly used forms available online for such purpose? And would these be accepted as an official document by UKVI? or do l need to make it official by visiting my local council for example?

Should the contract be of minimum tenancy period? eg, 6 months /1 year minimum? And do l need to have a specific time of tenancy elapsed before applying?

Finally, would the contract be enough if l included the name of my spouse with me in the contract, or do l need to get a no-objection letter from him in addition? And if so, where can l find such form please?

Standard tenancy agreement with the rental amount and conditions will suffice. Could be 6months or 1year.
Your spouse name need not be on the contract, spouse is out of the UK. Get a no objection letter, there is no template, it's a simple letter stating the landlord has no objection to your spouse staying in the rented space when spouse arrives as their joining you will not lead to overcrowding or breaching of the Housing Act.
