Many thanks for your replies. there were questions about meeting financial threshold and document list does mention 6 months statement and source of cash saving declaration so I have clicked all correct answers it was just the "Family route" which was bit confusing but thanks for clearing the doubts...

Yes he has registered the property as HMO and they did come last year for checks (fire extinguishers, smoke alarms etc).

It takes anywhere from 4-6 weeks.
I got first automated ukba email exactly 4 weeks after I posted my application and then 2 days letter I received my acknowledgement letter along with Biometric letter.
As mentioned August had more bank holidays so i guess it will be longer than usual.
