Need your advice regaring settlement visa

I'm a British citizen, divorced in June 2006 and a single father of three children under ten whom i have custody for by the court, and i live in the property that i bought with my ex-wife by shared ownership in may 2004. My ex-wife hasn't been in contact with us since she left and we don't know where she is but i found out that she has remarried since. I got married in Yemen on Feb 2009 and i want my wife to live with me in that property once she comes here. But I'm concerned about my ex-wife name showing in the deeds, mortgage statement & tenancy agreement which I'm including in the settlement visa application that my wife is submitting in June.
Do you think we will have problems because of that?

How did your wife manage to divorce you with no contact after she left, or perhaps you divorced before this?
Surely if you're divorced her name shouldn't still be on the mortgage agreement? You may well have a problem if it appears she is still at the property. You have your divorce certificate to submit with the application?

thank you for replying, yes the divorce started just before she left and i do have the divorce papers with me, i was told by the mortgage company i will have to remortgage and pay her for her share to remove her name from the deeds which i couldn't do. do you think it will still cause problems although i have the right to reside with children in the house because i have there custody.
