Deleted Member Member # 128 | Posted May 22, 2002 12:58 PM Being a work-permit holder doesn’t preclude you from getting a mortgage per se. What happens is that the UK, like most other developed countries, has a rating system to assess whether people are credit-worthy. Work-permit holders are generally new to the country and thus have very little or no credit history, thus banks are reluctant to grant them mortgages because they cannot establish whether they’re high risk. Having said that, you could still apply, it’s worth a try. |
a_vikas Junior Member Member # 751 | Posted May 22, 2002 01:31 PM In addition to the ypur personal credit history, followings are also considered by the bank for non-EU mortgage applications: * how long have you been in the UK, * your employer has to give a refernce letter * what % of property price you are putting up as deposit Certain banks dont consider if you are in the UK for less than 2 years and certain dont if you are not on ILR/PR. Also some banks ask you to put more deposit. If you can put 40% deposit than probably you wont be asked for anything. |
kiwinyc Member Member # 251 | Posted May 22, 2002 03:01 PM There have been a number of recent news articles reporting how difficult it is to get a mortgage from a UK bank unless you have a min. of ILR. The lack of a credit history is also a major barrier. Any mortgage you may get by putting down a extra large deposit is still likely to be less favourable that that for other customers i.e. you will be charged a higher interest rate etc. |

I came across the banks/ credit companies problem when I was buying a computer. They wanted me to be at least 3 years in the country. Also I remember I was asked for 300 pounds deposit (deposit only for foreigners) in Link where I wanted to buy a mobile: I asked if they also need my sperm sample and blood test and left...sorry I guess the question was about mortgages. |
shah_jee Junior Member Member # 3105 | Posted May 23, 2002 11:22 AM Hi SLL, I'm a work-permit holder, and was succesful to get mortgage without any problems from halifax, despite the fact that I've been in the UK for last 6 months only and had to pay 3% from my pocket. If you can demonstrate that you have a permanent job, with good salary and work permit is for a long duration(in my case its 48 months). Then there shouldn't be any problem, talk to any mortgage advisor . |
