Tier 2 Visa to remain Application - 03 Months b4 expiry

Can I apply for Tier 2 Visa Extension application 03 months before its expiry on 14 Feb 2019?
Is there a time limit for this?

Why would you want to do that? What is the start date on your new CoS?

As far as I know, Home Office will need you to apply for your tier 2 extension not more than 3 months before the start date of CoS. As long as the start date on your CoS is within next 3 months you are good to apply anytime.

My reason for this is that I am looking for a mortgage and its been advised by the mortgage broker that having just a 3 months left on my visa can play less favourably for me so I am thinking to get over with my extension application right now and have another 3 years extension on my visa to mitigate this factor.

It all depends on your CoS in that case.

Maybe try to pause decision to buy till you get visa extension, if possible?

Thanks. Ideally, I shouldn't have started this buying thing at all. But since my prudence had gone into premature hibernation even before the start of the leaves falling from the heavens and with months away from the streets getting covered in the white sheet....

If you can get a CoS with start date in next 3 months, you should be able to apply for extension.
