Which Visa would be appropriate?

Post by pointsize_cv » Mon Sep 07, 2020 3:38 am

Hey guys, I have GBP 250,000 to invest in property and want to set up a bed & breakfast in Scotland. Since it's a b&b, it will also be where my wife and I will live but we're looking to have at least 2 bedrooms available for the business. Does this seem possible at all? Which Visa would be appropriate for this? I've tried to do as much reading as possible on this and I would really appreciate any advice from here. Thanks in advance for this.

Unfortunately there is no visa to do this type of business available for the UK.

Thank you for your reply. Would a B&B not qualify as a valid business to apply for a visa if I were to invest in it, create jobs and help promote tourism?
Sorry, if this is sounding repetitive, but I'm wondering if there was any way for me to modify this approach to qualify in some way.

Start Up visa requires endorsement. A B&B won't qualify for endorsement.

https://www.gov.uk/start-up-visa

A B&B also wont' qualify for the Innovator visa and you would also need endorsement.

https://www.gov.uk/innovator-visa

Tier 1 Investor visa requires £2mil to qualify.

https://www.gov.uk/tier-1-investor

The old Tier 1 Entrepreneur would have possibly worked, but that route is closed now to new applicants and there were restrictions on property type investments.

There are hundreds of B&Bs in the UK, many facing closure due to Covid as tourism has not improved since pre covid.

Thank you again for your reply! I am planning on doing this 2 years from now, so will wait in the hope that other options present themselves by then.
