If you contact your local council (preferred) or local estate agent and explain to them that you need a Property Inspection report for Immigration purposes they can produce one for you.

I think the council option is cheaper that the estate agent. I paid £80 for mine from estate agent... :(

Also check out the BIA site for the SET(M) form and documents you'll need in two years time.

Nope, there's no need to attest/certify this. I enclosed a photocopy in my application and was successful. All land registry titles are now stored electronically (i.e. Database). The ECO can make further enquiries if need be using the details on the print out.
