Settlement visa for new born baby

Hi, I am going to apply dependent visa for our new born baby in vfs Chennai. My wife and I both have ILR. we have all the docs. The tenancy agreement is in my and my wife's name. But there is a clause stating that "we cannot sublet the property and that only named tenants are allowed to stay, without permission from landlord and any requests cannot be unreasonably denied".

Do I have to get no objection letter from landlord? It is a spacious 2 bedroom house. There are no other dependents. We have all the possible supporting docs one can have such as pay slips, bank statement, council tax bill, electoral registration, utility bills etc.

Please advice.

Hi Guys, Any info on my query? Also can any of you tell me how long it would take to get a settlement visa if applied from VFS, Chennai in India.
