Tier 2 - Renewal when should I apply?

Hi friends,

My tier 2 is expiring in September, when is the earliest I can apply for a renewal? Also, will the new leave start from the old expiry rate or from the date I applied?

For example, if I apply in June, will the new leave start from September, or from July?
