Unmarried Partner Visa - anyone with experience?

My Partner and I want to consider an unmarried partner visa for the future. We want to know if:

1. 2 year rule: If I have to go back to my home country for a few months - we are only on 20 months of living together. How are we able to apply for 2 years' cohabitation?

2. Is visitor visa / visiting considered?

3. Can applications be made outside the UK?
