Urgent Visitor visa query

Hello everyone

I needed urgent guidance, if anyone can please advice me it will be of great help.
I am currently on Tier 4 visa. I wanted to call my mum on visitor visa from India but had some doubts. I had baby in december and not working and wanted to sponsor mum's visit as a third party sponsor but I do not have any pay slips and have just maintained bank account so that we can show to sponsor her visit.
1) Can my husband who is dependant can sponsor her? He can show income proof.
2)My mum is not working, she is widow and receives pension and she does not have any bank statements to show. She can only provide property documents under her name.Does this make our case weak since she does not hold any financial proof. Also how much maintenance funds will be good enough to sponsor her visit?
I want her to be here and spend some time with her granddaughter. I want to apply for her but then I am scared if I get a refusal because of above mentioned doubts.Waiting for any response.
