Visit Visa for Parents

Hi there forum members, I have done some research regarding visit visa but I had some questions which I was struggling to answer, if you can please shed some light on it.
Basically, i would like to invite my parents for visit here I am British Citizen and self employed I earned 29K last year in profit and have over 40K in my bank accounts, My dad is retired and mom is a house wife. Dad and mom has some properties back in Pakistan and they earn rental income there are lease agreements in place for all properties and I will provide their origional property documents and lease agreements along with translated copies. But all of their earned income is in cash as its quite normal there to give rents in cash and very rare that people pay in bank accounts to their landlords and they do not deposit in Bank. Their monthly income is roughly £330 a month out of which they spend around 220 again there is no evidence because its all in cash. Although they have saving of around £1800 altogether in both of their bank accounts. Are there any special requirement with regards to translation of documents other than:
confirmation from the translator that it is an accurate translation of the original document
the date of translation
the translator’s full name and signature
the translator’s contact details

Please advise regarding that..
I will be sponsoring them and I will bear all of their expenses including tickets and accommodation. At the moment I am living in a two bedroom flat with two children. Its quite a big flat and they can fit in the same flat. will it be a problem if I mention they will stay with me or do I need to book a hotel for them? please advise.
The form is asking about their travel dates, I want them to be here as soon as they can but I am not sure how long their visa process will take what dates shall I put? and for how long. They might stay here for a month depending on the weather here as they dont like much of cold weather here.
My brother works in Qatar airline and he can provide a very cheap ticket to our parents.
I am assuming I have to provide mine and wife's tax returns along with bank statements.
Do I need to get No objection certificate from my landlord?
Do i need to apply for mom and dad separately although they are travelling together and in application form it does ask about spouse and dependents.
I guess the properties in their names presents the strong ties back to home and their income as well Am I right in assuming that? please advise.

It shows that they are helping with paying into UK business. You could always cancel it after a day.please advise.

Put when you want them to arrive. The visa would take as long as it takes though. Except you want to pay for expedited process.and for how long. One more question please if you or somebody can answer my dad has property worth £170,000 to £175000, in Pakistan I mean their combined worth. Its basically four or five different properties at different locations. My question is it worth that I get some form of valution from a property developer about each property's worth in Pakistani rupees and then I can covert it to GBP.
Please help i already have applied their visa and appointment is on Thursday.

If you can do some legal valuation for the properties that would be great. You can leave the value in whatever currency it is, the HO would use the Oanda currency converter to determine what it worth.

This would be the hard part, as you said they payments are made in cash. How do you evidence that. You should have had a 6 months plan and have those monies paid into his account 6 months ago. Not now.

I get your point for the evidence, It could have been better. The trouble is its very hard to bank your money once and then withdraw. Majority of people back there use cash for their day to day transactions its very uncommon if not unusual to pay by bank card. Like here you would rarely see anyone paying by card at grocery stores likewise its very rare for people to pay by bank cards. I have attached all the rental agreements along with translation and will explain on it in my statement. Will that be any good?

I understand how the transaction works in countries like yours. The bigger picture should be the plan. Same way you can't say people dress in a certain way over there because it's warm. If you dress the same way all year round here, you'd freeze to death.
You have a goal, you work towards it.

The plan is she wants to visit UK/Europe in December(example), you start working your way towards that in February, sorting out paperwork, lining your ducks in a row. Creating a paper trail.

@Tictack you sum it up very well i might have done it. But hay ho !! I got the valuation report from the surveyor and the total value of 8 properties is worth around 330,000GBP I think properties worth up to that much amount does confirm there strong ties there are compelling reasons for my parents to go back and manager those properties.

That sure helps. It's not liquid cash, but it's an asset, and it shows stability.
