EEA Family Permit - Proof of suitable Accommodation

Hi,
Can you please let me know what type of proof I need to provide for accommodation? I'm currently living with my parents and will be moving out once my husband (non-eea national) moves to London. I don't have a tenancy agreement to proof suitable accommodation for my husband.
I can't ask my parents to provide a letter to state my husband can stay with me as I'm currently sharing a room with my sister so I believe this would not be considered to be suitable accommodation.
What exactly do I need to do now? Do I pay an estate agent holding deposit and advance and book an accommodation for when my husband will be here?
