Category B and Category C combined- need confirmation

Hi there

I am applying for an entry clearance as a fiancé visa for my partner to join me in the UK. We plan to get married in May 2017.

1) What option do I pick for visa sub type on the visa4uk website? Unmarried partner? There doesn’t seem to be a fiancé visa option?

2) I am applying under Category B. Can anybody confirm for me whether I meet the financial requirement?
Previous employer: 1st April 2016-29th September 2016- earned 12479.76 gross.
New employer: 30th September-present- 3618.28 gross.
My new job is a permanent contract with 21220 gross annual salary.
Therefore for last 12 months = 16098.04 gross.

I also have 6000 property rental income for last 12 months that can be evidenced.
Therefore total in last 12 months = 22098.04

Is this okay?
