Parents visitor visa

hi ,
I am on Tier 1 General with visa upto june 2012. I want to invite my parents over for a 2 month trip. they both are retired and my mom was a government teacher. I am planning to sponsor their trip so they dont have to worry about getting their saving detials and statements. I had following questions:

1. I own a 2 bed flat, do I need to put a document that mentions the measurements and confirms number of rooms ? I have the land registry with title on my name.

2. Since my mom was government teacher, does she need a NOC ? She is retired now.

3. Is it ok if we cant prove my parents have a regular income because they are retired ?

4. DO I need to use form VAF1A or VAF1B?

Similar to visitors to the USA, they should show strong ties to home country.

Government employees in India require a no objection certificate (noc) from their departments in case they wish to apply for a visa.

Since OP's mother is now retired, she doesn't need a NOC. Also, mother's pension will come under regular income. Same for father if he gets a pension.
