Evening All,

After some guidance on the accommodation requirements.

I am living in a tenanted property which has, at present, 4 tenants. One is moving out and I shall be taking their room on as well as mine so that the number of tenants (once my partner arrives) is below 4, out of HMO scope (the cost to do this is cheaper than finding another big double/1-bed in London). I am lead tenant.

My landlord will provide a letter of no objection and will support our application.

My difficulty is that 3 rooms are in the attic space and therefore none are greater than 100sqft (between 70-100sqft) taking into account low ceilings). The downstairs rooms (large double and lounge) are both 130sqft.

My question is would the HO/assessor consider that the lounge could be repurposed into a bedroom (which my landlord has again agreed to)? If so, the house ticks every box.

If someone has had a similar experience, would be great!

Only the rooms of 50sqft in size won't be considered. If you have a at least one double room for your exclusive use then still you can meet the accomodation requirement. But you will have to arrange home inspection which will enlist the number of rooms and tenants with their detail (which mostly other tenants not like/cooperate in sharing & hiding them might leads to deception).

Great. Thanks for the advice, seagul.

My partner moved in with us when he was here on Tier 2 visa, so they are all absolutely fine with this.

One is moving out 4th April and we will be submitting our application after this date, when we are a house of 3. There is no deception? The Tenancy Agreement has also been drafted to reflect this change, effective 4th April 2019.
