Holding the property for spouse visa

Dear Moderator,
I know this topic has been discussed alot before. However, I am just wondering if it is OK to submit the report stating property on hold as accomodation maintainence for spouse visa. I have read in some of the old forums that the letter from the owner is necessary and the must is the property inspection report.
Further, is it necessary to have a house where I have a history of staying for certain amount of time or a new house or apartment which I can rent anytime is alright.
