FLRO visa Tenancy agreement issue- Please help Urgently

Planning to apply to extend my spouse's current visa day after tomorrow. My solicitor said need to include a tenancy agreement. I have a tenancy agreement from last year ( expires this year) however only Me & Landlord signed for it. There is no one has signed as witness. Would it be valid without witness ? I heard that for short term rent, ( less than 3 years) it is not required but Don't want to take a chance. Appreciate if someone can advice me.

Correct and also where there was no guarantor
