Temporary accomodation

Hi,

I, my wife and three children are planning to relocate to the UK Sep-Oct this year. I and two children hold British passports, my wife and step daughter hold Russian passport. Ideally they would like to apply for their visas now.
It is pretty hard to find a propert to rent not being physically present in the UK. Also most agencies advertise properties that will be available with 1-2 months.
We are thinking about renting a temporary accommodation for 2-4 months and then, once we are in the country, to find a suitable long-term solution.
Also I'd prefer not to sign 12 month tenancy agreement in case their application is unsuccessful for whatever reasons.

Would it be acceptable to apply for a settlement visa having only a tenancy for a temporary accommodation?

Any advice and experiences would be greatly appreciated!

He lives in Russia where we all live at the moment.

Does that make any difference?
He is happy to give his permission for the child to move over to the UK.

Is there a set list of supporting documents that will be required to prove this or this is a case of submitting as much evidence as we can? I only found IMMIGRATION DIRECTORATE INSTRUCTIONS on children but there no advise on supporting documentation as such.
