3)Verification team sent verification email to my work place 16 JUNE 2014.In order to confirm letter issued by organisation.Reply was delayed for one week as CEO was on vacation abroad.Reply made by them on 23 June 2014.
4) Received email today from 3G Uncleared Abu Dhabi Visa info that application has been issued.
5) I had a previous UK visit for studies in 2007-2009.
Fingers crossed for the outcome.

Also, make sure if there are any large deposits in the account, do justify them in the cover letter.

Good List , some small addition from my side
Sponsor:
1- Affidavit (on plain paper) that you will be liable for visitor's living , health & accommodation without recourse to public funds
2 - if house is rented , NOC from landlord or agent whoever maintains your house
3 - House inventory / check in report which actually reflects number of rooms in your house and your visitor would be easily accommodated without violating UK Laws (very un-common thing for PK people , but according to UK laws above 11 child can not share room with opposite gender even if visitor his/her own blood relative) so inventory helps little,
*** but if you don't have space according lo UK laws then better to skip that.***
4 - in case of rented house and tenancy agreement has expired then provide latest Council/ Utility Bill named to you for same property which validates you still live in the same house.
From Visitor/Applicant:
1- Property docs or rent deeds (as source of income) OR all non-english docs must have accompanied by English translation of respective doc. (Nikka nama and its translation must be attested by Nadra/Cantt board)
2 - If possible , provide some thing which give an idea to ECO that applicant would go back to home land , its difficult for non-working parents to provide some solid reason , but many people use following
1 - up coming Wedding Ceremony card of close relative
2 - Blood relative e.g. daughter / son expected Baby in homeland, so applicant will have to go back (doctor's letter)
2 - property which look after
3 - Intention to visit to other country e.g. Umrah / Hajj Booking receipt etc.
(Many people have rejections because ECO was not satisfied that applicant wont go back)
Yes I got call from HO and he has clearly mentioned that he is satisfied from the sponsorship side and that sponsor is able to accomodate you.Khurram545 wrote:Saeed,

if property & LAND Is on the name of applicant , then use extra info column to explain what aapplicant will have to do on his returns e.g. in your case say i would like to come back to PK by this date to look after my crops.
Btw, did you get call from HO and then get refusal ?
Hope for the best and keep praying. I have not seen mine for more than 2 years. And the thing which upset me most is about parents, we already working hard here so for us this hassle of preparing the documents is not a problem, but hassle for them is too much worrying especially at this age of 60s, horrible weather there and for aged person to travel 150km to submit visa (before that too much stress for preparing all other documents) and then go to collect and it is not granted. Indeed, this is quite confusing. Well, it seems that you clearly explianed the deposit of 550k. One possible suggestion could be to refer to the letter of explainations in the cover letter. In that case it will be easier for the case officer to link all the various documents, which you have attached. This is how my father's cover letter looked like:
"It is stated that I, NAME (Passport # XX), am a [occupation]. My daughter XX is doing/working [profession + where working]. She has invited me and my wife, NAME (Passport # XX), to visit her in summers. Accommodation will be provided by her and I will bear the travel expenses myself. Supporting documents sent by my daughter and bank statements are enclosed herewith to justify my visit.
MY regular source of income is [source] worth Rs. XX (mention the evidence attached here) and house rent from my house in XX Pakistan (worth Rs. XX) reflected as Rs.XX in my bank statement for Account # XX. I own a house in XX Pakistan as well (worth approx Rs. XX) in which we are currently living. My bank statements with sufficient funds are also enclosed. Please note that I have cleared my bank loan by selling one of my properties in XX (reference sales deed and bank settlement letter also attached) which is reflected as huge deposits and withdrawals in my bank statement.
Please note that I was previously granted visa for UK in XX. However I could not travel on that visa as I got occupied in my other daughter’s wedding ceremony here in Pakistan. This time I am looking forward my UK visit. I have previously visited [countries visited] and abided by visa conditions.
I intend to depart on [date] to UK and then travel back on XX. The following documents are forwarded:
1. Application form duly complete, along with fee receipt
2. Photograph
3. Original passport valid till XX and old passports
4. Copy of Passport page bearing particulars and National Identity Card

6. Copy of Sales agreement and bank settlement letter (proof of deposits and withdrawals in my account)

8. Flight reservation schedule
9. Copy of invitation letter from daughter, her bank statement, tenancy agreement and proofs of her valid stay in UK.
I would request you to please grant me a multiple-entry 6 months UK visit visa. An early response of issue of visa would be highly appreciated."
Regarding the monthly income, I think that they usually want the applicant to have some savings in his account because it is an assurance to them that the applicant will return back. I noe it doesn't make much sense but this is what i came across on different blogs and it seems true. Even in your case the case officer says that 94GBP are left (which means savings) due to which he is doubtfull. Is it that your parents' account is only showing the running income and not savings?
Oh yes, it seems that you mis-calculated the income. As long as your new figures are justified, in my opinion you should replace them. Also I would suggest that you clearly explain the reason of rejection and how your updated figures answer the points raised in the rejection letter. Probably do it in a separate letter and then refer to it in the cover letter.

what is the difference ? because people who go email application has been issued never came back and updated the status. so confused. shall prepare myself for rejection?

Zunaira , thanks for response so at least one evidence. everyone who apply have stress but I got stress+ , I got severe backache since my mum filed the application and I came to know there is no tracking number.. but over the different forums , i did not find a single evidence of visa grant to ppl. who receive email with same contents (guys who received such emails never updated their status) and other side , still people granted with visa gets email "Your Visa issued". like Zunaira's parent.
it must not be a manual email, don't they use templates based on discussion made.
