Assuming by 45 mins each way you mean a return journey of no more than 90 mins, you may like to consider Tonbridge in Kent which appears to tick all the boxes. With an each way train journey to London Bridge of just over 30 mins, castle and park by the river Medway and good Primary schools. Accommodation should be well within budget. Thank you. Would you recommend Stratford? Seems to be a shorter commute and and rents seem to be within my budget.
