Standard Visitor Visa for my Mother from Paksitan

Dear All Seniors,

I need some help in sponsoring my mother from Pakistan for a visit of around approx 2 months.( She has never visited UK before).

Me, my spouse and kids (aged 17 and 8 ) are British Nationals since 3 years. We are here in UK since last 10 years and last time I visited 2 years back on my brother wedding.

I am doing a job, have bought a 3 bed house recently and want to sponsor my mother.

My father passed away 4 years ago and my mother is a house wife (aged 69). She lives in a property that is in her own name. She lives along with my 2 younger brothers and their families (one bother have 2 kids aged 17 and 5, other brother have 1 year old kid).

My sister is also also married and lives separetly with her husband in her own home in the same city.

My mother has a bank account with some money in (around approx PKR 50,000) but I think its dormant due to non activity in the account. All the household expenses are done by my brothers. (One of my brother is doing a job and other is working as a free lancer).

My mother has also invested in the Bahbood Saving certificates and letter can be obtained from the National saving center.

I have asked my brother to start the process to apply for the Nadra Family tree.

Please can someone help me with the documents needed both from my and my mother side, application process and how long it will take for the visa from the date of submisison.

Extremely sorry for bumping my post.

-My mother is a house wife, got a bank account with a approx balance of PKR 50,000.00 ( £250GBP) but no activity in the account, as she dont get any rent, pension, and all the household expenditure done by my brothers.
-My mother has invested money in saving certificates and can provide a letter from that organization, that the amount can be cashed and used for the traveling purposes if needed.
-The house is in her name and the ownership documents can be provided to show that she will return back after a month of travel.
-She can get family tree, showing the family ties and show that she can return back after a month travel to UK

I am doing a permanent job (£40k p.a ) and can provide bank statement and salary slips and can sponsor her visit.

Please if someone can reply explain especially how my mother can prove substantial evidence of her financial ties.

Is there any requirement that one needs an X amount for x days of visa?

I will be extremely thankful to the seniors

I am also about to applying a visa for my Mother.

Can you please guide me where should i apply as i know https://www.visa4uk.fco.gov.uk/home/welcome is closed now to take online forms.

Also what other documents i need as my mum has no bank account but she own property.
