Tourist Visa Advice Needed

I am a UK citizen and my girlfriend (iranian national living/working/studying in Malaysia) is applying for a Visitor Visa. One piece of infomation the UK Border Control require from me in addition to a utility bill and 3 months bank statements is proof that I can support her in my home eg a mortgage document or tennancy agreement.

Now I have neither because I live in a house which is owned by a parent but I don't have to pay rent (I know I know, lucky guy) so I have neither document. Should we just say this on her application form?

Surely they can see by the electoral role that I am registered to this address?

Any help on the above would be great and also any advice on what the border control like to see on the VAF1A form/supporting docs... For instance my gf has completed her IELTS with a score of 5.5 - would this help our application?

No advice at all on what UK Border Control like to see when deciding whether or not to grant a tourist visa or the question about the property I live in?

Any help would be very much welcomed.

I am guessing here from what I've heard before, but I think the person where she will be staying should provide some sort of document or whatever to state that they are aware that she will be staying there. IELTS will not help at all for a tourist visa.

And obviously you need to remember that she'll have to prove strong ties to her home and that she will be going back.

Hi, I'm in a very similar situation. I'm pretty sure you'll need to provide a letter from the home-owner (your parents) stating they are aware of the situation, giving 'permission' for your girfriend to live in this property and that it can adequately accomodate the 2 of you.
