Showing strong ties to home counrty

Hi any one got any tips to show strong ties to ones home country for purposes of a visiting visa for family or student visa.

I heard it's a common point for refusal of visa if strong ties are not shown?

Letter from your company saying that you are on leave and will return.
Letter from your university/college saying that you are on break and will return (with fees paid etc).
A rental agreement that goes beyond the time that you intend to visit the UK.
Kids / wife / husband that you will return to after you have left the UK.

Anything that will show a reasonable person that you have commitments back home and that you do not intend on staying in the UK for longer than what you are applying for.
