Help with WP please

I have a Work Permit in the hospitality Industry - as an assistant Hotel Manager, the problem is it is only for 3 years and I will need to extend this in OCT 2007.

My questions are :
1. What are the extension possibilities? - and the route to follow? - From experience is this a simple process or does it involve a lot of red tape as the original WP application was?
2. When should I start thinking about this - specifically applying?
3. Would I need to apply for further leave to remain?

Also currently I am seeing someone in a same sex relationship and we are open to the idea of a civil partnership although we are not currently living together.

Do we have to be living together before the actual ceremony or does living together after that apply?

Which would offer me better opportunity for Indefinite leave to remain?
