Property Inspection report

Hi All,

I am in the process of sending supporting documents for my wife to apply for dependent visa. I understand one of the documents I need to send is "Property inspection report".

Neither local council nor the local estate agents in where live have heard this report. I met a RISC certified surveyor who is willing to help me to prepare the report. However he doesn't know what to include in the report. I am wondering if anyone who have this form can send me a sample.

Your quick reply would be much appriciated as this is the last document I need to get ready.

It's not mandatory. What is it about your accommodations that require specialist certification? Are you sharing a house with other adults that are not part of your family (like a lodging house)? Are you sharing a house with an extended family that is very close to being overcrowded|?

Thank you Lucapooka for your reply.

It is a studio house with one room which is big enough to accomadate two people. It is 17 sq meter. (plus seperate Spam and bathroom)
I am going to move out to a bigger house once she arrives here anyway but after reading this report is needed on the Sponsorship Guidance List, I got a bit worried as there is not much time for me to get this report.

I spoke to a local surveyor and he offered to help me. The only thing he wants to make sure that I get what I am after. That is why I need a sample so that he can check the house for overcrowding, health and safety etc. and give me the report in a form that it should state these facts.

MAA14 Overcrowding states that "any qualified body independent of the applicant or sponsor may prepare a report confirming the status of the proposed accommodation, that is, size, occupiers and so on"

I hope the confirmation of a RISC registered surveyor on the status of the house I am living in would be acceptable by the ECO and I just want to make sure that surveyor gives me what I need.

You only need this if it's not possible to satisfy the requirement in other ways. There are many ways of showing that accommodation is adequate without making a paid survey. Do you have tenancy agreement that details the layout and who is permitted to live there; that would work fine? I reiterate that this document is not mandatory but if you really can't provide any other relevant information about your accommodations, then feel free to arrange one but it has to mention nay current occupants. Without getting into specifics , only a very tiny fraction of settlement applications rely on this type of document (in situations where they are sharing general accommodation that is not self-contained) but that does not mean that the others are refused for the lack of it.

If you are insistent on this, then its important that the contents of the report are what an ECO is looking for and not what a surveyor might state ( ie property condition etc). He just needs to confirm the place will not be overcrowded as per the Housing Act 1985

i have a similar problem.

ive got quotes from £95-£105 for a property inspection report and obviously as its quite pricey i want to know do i NEED it? i live in a 2 bed terrace house alone and my fiance will be joining me. its quite obvious there is plenty of room, so do i need to pay this? we just do not want her visa application to fail as its expensive

Read the comments in this thread and make your own decision. Unless you are living with other adults in a shared lodging arrangement, then I would say that you don't.

Hello,

We submitted a property inspection report from our local council for my fiance's visa, and the outline of this report was...

Reason for the inspection.

Room sizes and number of rooms including seperate living areas, bathroom, Spam (and contents like cooker fridge freezer washing machine)

It closed with.. under the housing act, this property would not be classed as overcrowding when ..... takes up occupancy.

I have seen countless successes on here and of people I know personally and very few chose to include this type of report.
