Spousal Visa (South Africa to UK)

Hi, I am getting married to my SA fiancee in just over a week in Pretoria and I'm getting together supporting documents for her settlement visa application as my spouse.

Just want to check on the appropiate documents to submit:

Core Items:
1. Actual Application
2. Applicant Passports (current and previous)
3. Applicant Passport-style photograph
4. Unabridged Marriage Certificate (when recieved)
5. Applicant's final divorce document from previous marriage
6. Sponsor Letter from me
7. Copy of passport confirming I am UK national

Applicant Employment Status & Finances:
8. Applicant is currently unemployed, so no document
9. At least 3 months bank statements

Sponsor Employment Status & Finances:
(my finances are well in excess of what is required as minimum)
10. Letter from my employer confirming full time permanent employment, salary and length of service
11. 6 months payslips
12. 6 months bank statements
13. Personal statement from Sponsor about monthly income and outgoings (could be included in main Sponsor Letter?)

UK Accommodation:
14. Letter from letting agents confirming (a) my rental agreement, (b) permission for my spouse to join me at the address, (c) the particulars of the house (size etc.)
15. Letter from my co-tenant confirming that she is happy for my spouse to reside at the address and that we shall have exclusive use of at least one bedroom in the house (it is four bedroom property, to be shared by myself, my spouse and my co-tenant).

English Language Requirement:
TBC: My spouse is a qualified English teacher, but her qualifications seem to fall outside the requirements from the UKBA, so it looks as though she will have to take a test


Relationship Evidence:
16. Several years-worth of email headers
17. Several examples of emails
18. Recent phone records (although calls were made via International Call Card)
19. Photographs taken of us together over 8 year period in UK, South Africa and Mozambique (do they have to be printed photographs or can they be submitted on CDR disc?)
20. 4 x Supporting Letters (from Sponsor's parents, a friend of the Sponsor and from two friends of the Applicant)

Additionally, my spouse was a previous overstayer in the UK in 2004 (approx 18 months total stay) - how do we address that, and where? She left the UK of her own accord and at her own expense and returned in 2007 where she stayed with me inside the permitted visitor time frame. She has visited other countries over many years and has not breached any other immigration rules other than that overstay in the UK back in 2004. She was refused a UK visitor visa in 2010 however (reason: lack of evidence of intention to return to South Africa).

Any advice on any of that? Is there anything I am missing - I am a bit nervous because of the overstay back in 2004 and the refused UK visitor visa in 2010.
