Visitor's visa for mother

Hi Everyone

My mom will apply for visitor's visa and I have got a question regarding accommodation requirement.

I am renting a 3 bed room house from Council. I am paying full rent and not claiming any HB or CTB. I have got the tenancy agreement. In addition to tenancy agreement do I need following?

1)- Permission letter from Council confirming my Mom can stay in the property during her visit.
2)- A Property inspection report

Does the tenancy agreement have a clause restricting you from accommodating anyone not named in the agreement or not agreed with with the council without permission?

well it does not say anything like that. it says i can't rent any room while i am on an introductory tenancy?

Clearly you do not intend to rent a room.
And if there is no clause that restricts you from temporarily accommodating a visitor in your home, I don't see a problem.

Hi again
I have asked an estate agent for property inspection report. He advised me that home office ll consider my house over crowded if i invite my mother because I got 3 bed house with 5 members of family. I am intended to show the following occupancy
Bed Room 1- myself, wife, and 3 month old baby boy
Bed Room 2- son 3.5 years old, son 2 years old
Bed Room 3- Available for my mom
We only got 1 living room.
Estate agent said that our 3 month old baby should have his own room which in result won't leave any space for my mom.
Any suggestions please, what I should do.
