When to apply for Extension? & PR Requirements

Hello,

My Tier 1 General initial visa validity: 21 Dec 2010 - 21 Dec 2012.
I've got a PEO appointment 27 Nov 2012
All going well my extension would be 27 Nov 2012 - 27 Nov 2015.

With PR do I not need to have 5 years full visa? IE if i do PEO i'd be a month short.

Seems like I've got 2 options to hit PR requirements:
1 - do postal application or
2 - be prepared to do another extension in 3 years.

Any thoughts? From your experience what do you think?

I think you will be aright, should get your visa from expiry as your application should not be considered too early.
