tier 1 general dependent

I am going to apply for my wife and kid from india for tier 1 general dependent, could you please help me on the following questions.

1. Do I need a tenancy agreement for the application.
2. I am here for 6 years already, for wife and kid(600+600) mainteance fund, do i need to keep this for 3 months or 1 month. if three months, will it have to be maintained the whole 3 months not going below 1200.
3. I got only the last month payslip,as this is my new job, can i just show the last month payslip
4. she was here with me before 1.5 years under the same category(at that time tb system was not there), her visa expired, now she is applying again for visa, does she need to take the tb test. As it says in one of the places (FAQ), if you are more than 2 years out of uk, then you need the tbe test.
