Joint Property Ownership Overcrowding- Spouse Visa

I am planning to apply for my wife entry clearance visa to settle with me in UK. I have gathered all the documents i.e bank statements, payslips, utility bills for that are on my name for this property.

I was not sure about if the property is deemed to be over crowded as my brother & his wife along with 2 kids over 10 year of age also live in the property, so I had an property inspection visit arranged.

The property has 3 bedrooms, 1 living room, Spam and bathroom. The inspector measured the rooms said the minimum number people that can live at the property is 5. This mean if I submit paper for this property it will deemed as overcrowded as it is not sufficient for 6 people.

The only solution I can think of is for me to get a separate room & tenancy agreement for a different property. However none of my documentation will for that property i.e payslips, bank statements, utility bills etc.

Can anyone please let me know if this will be a problem or suggest any other solution?

Yes 1 bedroom is less then 50 square feet.

Well yes, then that room cannot count and thus the home is based on a maximum of 5 people aged over 10. See if you can get yourself your own flat.

Will it make a difference if all my other paper's i.e. bank statement, payslip etc will not have the new flat address?

Meaning all my documents will be up to this month for my current property as was is likely to make an application this month, but the tenancy agreement will start from August/Sept.

As I don't want to move out just right now. The plan is to only move out if wife gets the visa.
