Tenancy Agreement

Tenancy Agreement

Hi, I am going to get a tenancy agreement from my friend to show accommodation proof for my wife's visa. She'll be applying from pakistan. The house is mortgaged and is on both my friend and his wife's name. Do we need to show both names on tenancy agreement or is one enough? The tenancy agreement template we have got has only one name for landlord. Has anyone seen this problem or know what should be done? Do they verify if house is on the name of landlord or not? I'll get property inspection report as well.

You need proof that you have somewhere to stay, that the landlord give you permission for you wife to live at the address (a letter saying that (s)he does, with details of the house at the addresses) and proof that the house if in a fit state for her to live in (vague to what proof they require - photos or a listing of room sizes and inventory by the landlord and how many people in it), as well as proof that you live at the address i.e council tax bill or another bill, government letter, with you name and the properties address on it.

Thank you for replying. I'll be renting my friend's house when my wife will come as it is a three bedroom house and I don't want to live there alone and pay rent until my wife comes. So I'll get a tenancy agreement in future date starting from August 2013. So don't have council tax bills etc. Also the question is about tenancy agreement. The house is on both my friend and his wife's name. Do I need to get both names on tenancy agreement? and letter from both to say my wife can come and live there with me? Or can just my friends name sufficient on tenancy agreement? And No Objection letter from him only?

To be honest I don't know as you not already renting the house and I would not want you to be turned down on something I said.

All the advice I can offer is phone or go to the nearest citizens advice bureau and ask if they have someone who can offer specialised help for free on immigration matters. If you live in a city then the odds are they will have someone who can or point you in the right direction.

One name is enough on the tenancy agreement which must be an assured short hold tenancy agreement and valid for at least 6 months or more.

No they do not verify it. The TA should be enough as far as you are concerned.

It may be wise for the landlord to inform bank from where he got mortgage to make sure they do not object to the house being rented out. Some banks don't allow this due the type of mortgage taken out on it.
