some questions about self employed application...EEA2

Plz make my mind clear about these questions.
1.my FP is expiring soon so after expire FP I will be consider overstayer? And if I submit application later it will affect by expire FP?
2.house contract is obligatorty?bcoz I rent only a room and I don't have house contract so it will affect my application?
3.my bank statment must shows credit,,,mean that I have to show savings or big amounts.rememr that I am non-eu family member...
4.as we apply as self employed base what things are most important to be considerd by home office?
I will b waiting for details replies,,,,thanks a lot
