Minimum income threshold for immigrants

My wife earns less than the 18,600. She has been with the same employer for 2 years. However, two months ago she purchased a house and receives a rent of 1200 a month. can we add rent to her salary to meet the financial requirement even though she purchased the house two months ago. Or we should we wait for 12 months before we can add the rent as income?

Has the rental income been declared to HMRC and so is the figure nett or gross?

The rental income is gross. We have not paid any tax on it yet since she just rented it out two months ago.

She does not live in that house. She lives in a different house.
