This is not an advert for the company I am about to talk about, I am wanting to get a property inspection and I have been quoted mostly figures of £150 plus VAT and higher. I found a company who state that they do these reports on a regular basis:

They have quoted me £60 for doing the report but from what I can tell they do not actually visit the property, this concerns me a little?? This is what they wrote to me when I asked about the inspection:

I confirm that we are independent Architectural Surveying Practice; as such we are qualified and approved by the Home Office and UK Border Agency to produce the accommodation reports.
Our reports run to 3-4 pages in length and we have been producing accommodation reports for solicitors and local authorities since 2006.
Our detailed immigration accommodation report includes a detailed property description, room sizes and details on the
Sponsor and Applicant. We assess the property under the Housing Act 1989 and Housing Act 2004: for statutory overcrowding and HHSRS category 1-2 hazards.
We offer complete the assessment from our office, the price is £60.
In order to start the process we will need to take some details from you, please return the attached form via email.
Once the form is received, an invoice will be sent which can be paid through either a bank transfer or online banking.
When this has cleared, some checks will be carried out from the office such as Council tax records, land registry etc.
A draft copy will then be sent via email and once checked and confirmed it'll be posted out first class.
The process normally takes 2-3 working days.
Can anyone give me some thoughts on if they think this will be any good?
I am going to apply for VISA next April to bring my wife to UK when we return from Abu Dhabi. We will initially be living with my mother.
I have downloaded a PDF version of the land registry documents but note that they are dated 20/06/2016.
Is ordering them now too early for the application in 10 months time (ie should it be within say 6 months of the application) or is it ok as long as we have council tax bills and utility bills from next year proving she still lives there?
I am returning home for holiday for 2 weeks at Christmas and want to try and make sure as many of the original documents are there waiting for me to bring back when I return to UAE.
The council tax and utility bills for the property, how recent should they be? I mean can I get the ones for say November/December when I go home and use them for application in April or should they be from say March? (It take 2 to 4 weeks to receive post from UK to UAE)
The property is in the name of my mother and father but my father passed away last year, do I need to include his original death certificate? Or is that not necessary at all.
