Applying Parents Visit Visa From Pakistan

I got Irish Citizenship in 2015. I want to apply for my Parents Visit Visa from Pakistan. Please if someone who have personal experience in similar case or Information can answer my few questions.
1. When I will apply for my Parents Visa from Pakistan, Do they need to translate their property documents in English? If Yes how they can Translate INTQAL NAMA in English?
2. Do they need to buy Return Air Ticket in advance before they will apply Irish Visit Visa?
3. Do they need to buy Medical Travel Insurance in Advance before they will apply Irish Visit Visa?

Please If somebody can advice me on these questions will be highly appreciated.

1- All URDU documents needed to be translated to English.

2- No need to buy flights.

3- Yes medical insurance will be required.

I want to write a cover letter from my parents side to visa officer for visit visa. Maybe some one has copy of letter so I can use. Please if someone can send here sample letter. Thanks

Are you applying for joining family visa?

or eu dependent visa?

Cover letter is different for both, i have seen one here on thi sforum for eu depndent visa?

Please remeber in pakistan waiting for join family visa can take over a year

Its only Visit Visa for 3 months. They just want to visit me in Ireland on visit visa & returning home after that. So I am just looking draft of cover letter, which my parents have to submit to Visa office with their visa application along with other documents. So please share if someone has draft of cover letter. Thanks
