General visitor visa for Mother from India

I am planning to apply General Visitor Visa for my mother. She is unemployed and my father too is unemployed.
They have Agriculture land and earnings from it. Not enough balance in bank accounts too.
I know they have to show strong ties in India.

My questions:

1. What are all the documents i can submit in this case?
2. Can i submit a letter from Notary detailing the Agriculture land worth details?

What else i can use to show ties or financial support in India for them.
