Family visit Sponsored

Dear all,
I am going to invite my parents and brother to visit me.I will be their sponsor although my father will show their property valuation, Monthly Pension and Bank balance with Solvency (Roughly £10-15K).My mother doesn't work and she is a housewife and my brother is still a Masters student at University.

My parents can not able to show that they get monthly rents from the tenants as the rents are not paid into their bank account commensurately as it was one of the reasons that they were refused to get a visa before 3/4 months ago.

1)How realistic it is that my brother will apply for the visa along with my parents as we were told that it may be a bit risky to apply for the whole family.Embassy may want to see that someone from the family remain in the country from where they apply the visa for.

2)I'm just wondering what kind of documents should I provide them.

3)Does my wife need to provide her sponsor letter and documents as we have the joint bank account?
