hi in regards to the FLR m visa - 1 st application

Catagory A for financial requirement, I am the applicant and will be using my salary alone for this. Im in a salaried employment and have been with my company for over 6 months, my wage is well above the 18,600 gross per year but my wage monthly AFTER tax has varied... due to unpaid sick leave ect.. the lowest pay AFTER TAX WAS- 1310 but my normal after tax is 1575.
MY gross monthly income though on my payslips has stayed the same at £1900.. so will they calculate the lowest after tax pay by 12 or use the gross amount which is over the threshold?

myself and my live in a shared rental through a private landlord.. it is a 4 bedroom house and we live in the loft with an ensuite, altogether there are 5 adults in this house.
My question is:
If I supply our original contract, a letter from the landlord stating the size of the house, number of rooms, the number of tenants on it, the fact that our rent includes bills ( this is because we don’t receive any utility or council tax bills) and floor plans will I have to get a property inspection report? I have lived here since I moved to the UK ON the youth mobility visa a year and a half ago..

I know this was a massive question so Thankyou so much in advance I’ve had countless sleepless nights already lol

You mention your 'partner'. Are you applying as an Unmarried Partner , with documented proof of a relationship 'akin to marriage' covering at least 2 years of co-habitation :?:

Hi!

Apologies we just got married so I’m atill getting used to saying wife not partner :)

It’s frustrating having to get a property inspection report as I’ve just had a quick look online and the cheapest I’ve found is £100 !
