Unmarried partner visa - accommodation and finance

Hi all

I am applying for an unmarried partner visa soon. I moved to the UK in 2017 on a South African passport with a Tier 2 work visa. My partner is a dual citizen (South Africa and British) and we moved here together. We will have proof of our relationship of 2 years in November 2018 (proof of addresses together etc).

A couple of issues:
1) We have been staying (and plan to continue staying) in my company's accommodation with a Service Agreement. The contract is in my name with my direct line manager and does not specify in the contract that my partner can stay with me. She told me in an email on acceptance of the job that the flat was for my sole use only and my partner could stay with me. It is a large 2 bedroom apartment for just the 2 of us. What documents do we need from my manager (I don't have ant contact with the landlord my company rents from)? Would this satisfy the accommodation requirement as I am the one being sponsored?

2) my partner is self employed but when we apply it won't have been within a financial year. My permanent employment salary alone meets the requirements. Is this sufficient? Will it affect our application if my sponsor "doesn't contribute" to my maintenance?
