Spouse Visa - must reside permanently together?

I'm an owner of a buy to let, and I will have to move around as part of my future employment.

I'm wondering how this situation would affect my choice to marry a non EU resident? What are the specifics of the residing together permanently, rule?

We have been together for more than 2 years, and non of this immigration thing was a problem until now, we're not really ready to get married yet, we are still quite happy at home with our families, and it helps for saving for a decent future for us if we so choose, but we want to stay together, I'm not willing to just end our association yet either. Not having to waste money on separate rented accommodation is another bonus, but since his visa is running out soon there seems to be no other choice but to take this step.

The whole thing seems rather unfair. I'm a UK citizen and I'm forced to marry my BF of 2 1/2 years and move in together when neither of us are ready just to satisfy some paranoid rules. There must be other ways to protect against convenience marriages that also does not seem to affect the rights of legitimate couples.
