Visitor visa for mother

Hello
I am on a Tier 2 General visa with my wife as my dependent. My wife is pregnant (due in March) and I am in the process of applying a visitor visa for my mother from India. I am unclear on the exact requirement for an Invitation letter/ Sponsorship letter/ Declaration.

I would be sponsoring the trip and her stay in the UK and I can prove my ability to do so by showing my own finances ( pay slips, bank statements, and apartment rent deed). What I could not find, was a specific template/form that can serve as an invitation to explain the purpose of visit. Besides, I saw some posts pointing to a Declaration letter which I am unsure if its a requirement or a 'good to have' type letter.

From my own experience, I do not support sending unnecessary documents for visa application so trying to be to the point.

Any assistance would be much appreciated.

There is no template/form for an invitation letter.

What documents will your mother be submitting to prove her ties to her home country and to show what her personal and financial circumstances are?

We would be submitting her bank savings statements holding proof of enough funds (maintained for long enough). In terms of ties, I think i can only include in a cover letter, the fact that my father and younger sister who she lives with would remain back in India whilst she is visiting and she would be returning to the family in India after a month. She does hold a property in her name but i am unsure if a property deed (original or copy) is worth including in a visa application.

You can include the property document and anything that will make her case strong. There have been many refusals this year. In terns of her savings, does she have any other income?

No she has no income of her own but earns interest on savings. Basically she is a housewife and my father is the earner. Although she has significant savings, I am covering the cost of the trip (visa fee + flights + accommodation). I know it doesn't make a strong case but do you think explaining this in a letter with proof of my earnings + savings + accommodation details + mother's own savings + copy of property deed ( to support ties with home-country) should give her a chance.
