Please verify this for spouse visa

Hi I am applying for a UK spouse visa.
In order for my Spouse to proof that he has adequate accommodation in his property , he wants his property to be surveyed to indicate that his property is not overcrowded
I wanted to if there are home office approved surveyors.
Could anyone tell me if this organisation

Any reasonably established estate agent can carry out inspection & issue the survey report. There is no list at the moment.

I have asked around and I am getting quotes of £840.
Housing reports on average, cost between £80-130, and should be conducted by a chartered surveyor.

Most simply get a report from an estate agent.

A housing inspection report only needs to be done if you live with other unrelated individuals, ie an HMO. If you live in a property on your own exclusively, it is not required.
