Tier 2 dependent visa for wife and 3.5month old child

Hi all
I am from Kerala, India and I just landed in South Wales (Carmarthen to be specific) where I'll be working as a junior doctor. I plan to bring my wife and 3.5month old child as soon as possible. Currently I live in the hospital accommodation. I plan to rent a 1BHK flat or house after a month so that I can accommodate my dependents. Please do help in answering my concerns listed below:
1) While applying for tier 2 dependent visa is it absolute that we have a rented property to accommodate them
or can we mention that I'll rent a property once visa is granted.
2) Regarding funds, is it enough to show sufficient funds in my wife's savings account back in my home country
for both of them (wife and child) rather than in my own account ?
3) Regarding proof of relationship, is marriage certificate and a few pics from marriage enough or is it
necessary to submit screenshots of chats as mentioned in numerous other related posts ?
4) My sponsor is A rated. Do I need a letter from them apart from the COS which I already have ? I am not
expecting them to provide maintenance to my dependents as we would be showing sufficient funds in my
wife's saving account.
5) Is my pay slip necessary if we are showing sufficient funds in my wife's saving account ? I plan to apply for
their visa in 2 months time, by which I might get only one month salary credited ?
6) Please update with the overall list of documents to be submitted for wife as well as baby ?

-Proof of Cohabitation in form of call history, watsapp transcripts for the period you were not together will help. Give as much as you could.
