Spouse Visa - Accommodation Question

Accommodation question! - I (the sponsor, UK citizen) live in 4 person shared household in London and just found out the landlord won’t allow my wife (applicant from New Zealand) to join me as they do not wish to fork out for a large HMO license. We are now looking into other options:

Living with family – my mother owns a house 2 hours outside of London and has said she would be happy to accommodate my wife once she arrives from New Zealand and until we can find a suitable place in London. Would the Home Office accept this even though I’d actually be living in London?

Living with friend – Some friends in London own a house, have a spare room and say they’d potentially be willing to help out, provided we pay them £££ for rent. What kind of documents/evidence would we need to supply and will I need to be living here at the time of the application?

Find new accommodation – not ideal but will do this if we can’t do either of the first two.

Any help really would be greatly appreciated x

One of the requirements when applying for an extension will be providing evidence of cohabitation since the last visa was granted so it is probably worth considering how you will meet this requirement now. All of those options you presented are possibilities provided it is where you will actually be living together as to do otherwise could be considered providing false information in relation to the application.

That is better option. Following evidences will be needed:

Title deeds, mortgage statement, noc letter, house inspection report if they themselves/other none-related person living there. OR

Lodger agreement (if they own & living in same property otherwise tenancy agreement, noc letter, house inspection report if they themselves/other none-related person living there as well.

Unfortunately the so-called 'friends' (I jest) have since confirmed they would be unable to help anymore so we're now looking for a new place to move in that would be HO acceptable and through a friend of a friend it seems like we might have found a room in a 2 bedroom flat with one other flatmate. So with that in mind can i get confirmation that we'd just need the following?
- HOC letter from the landlord
- tenancy agreement
- property inspection report

Unless there is anything else?

I guess I probably should have mentioned that this is rented accommodation with a private landlord. (Sorry, my head is frazzled by events over the past few days)

They will be issued by the property landlord, we made sure of this when viewing the house first time round.

Does the HOC letter from the landlord have to be dated within 28 days of the application like the payslips do?
